  • Estate lots are priced from the high $300's and reservations are being taken. Builder and architectural restrictions apply.
  • Fall River Village A Resort Community has three home ownership opportunities available for each vacation home purchaser:
    1. Resort Real Estate Ownership
      Own your own vacation home in a community on a river within walking distance of shops and dining establishments on the main street of the Town of Estes Park, "Gateway to Rocky Mountain National Park".

      You are only 90 minutes from Denver International Airport, a short drive to Boulder, Ft. Collins and Loveland or one and a half to two hours from major ski areas in the Colorado Rockies.

    2. Resort Lifestyle and Exchange Programs
      Your choice of 37 weeks of vacation home exchange possibilities or over 2 million points are included with the purchase of any home at Fall River Village price through its affiliation with Resort Condominiums International (RCI).

      Enjoy your new lifestyle opportunities by selecting your optional participation in RCI Weeks, RCI Points or the benefits of special leisure services and buying power through the RCI Registry Collection.

      Three seasons of 37 weeks or over 2 million points are yours. Imagine a prime season of 10 weeks (weeks 23-32 at 85,000 points each), a second season of 10 weeks (weeks 20-22, 33-39 at 68,000 points each) and a third season of 17 weeks (weeks 10-19, 40-43, 47-47,51-52 at 51,000 points each) ready for your exchange or trade.

    3. Rental and Leasing Services
      Fall River Village Resort Management offers a variety of rental and leasing options for vacation home purchasers who wish to make their homes available for rental when they are not vacationing or exchanging. Rental and leasing and exchange services are fee based.
Sales and Re-Sales, Conditions and Restrictions

Fall River Village A Resort Community is being sold as whole ownership condominiums at this time. FRV may be sold by the developer as a fractional program with half shares of 25 weeks per each, quarter shares of 12 weeks per each and eighth shares of 6 weeks per each. Individual home purchasers may resell their home as whole ownership or in fractional increments not smaller than 1/8th share. In order to protect the developer's sales and marketing programs, no activity may occur earlier than three years and one day after the date of closing of a home or only with the developer's written permission, restrictions apply.

No fractional increment may be sold or deeded smaller than an eighth share six weeks.

Corporate, group, coop or partnership type purchases of condominium homes are allowed with approved financing.

Homeowners enjoy all the rights, privileges and obligations of condominium ownership including rental, leasing and re-sale. Leasing, rental and use of Fall River Village amenities and common areas may be subject to additional fees for services and maintenance. Please see home owners association documents and community regulations for information pertaining to rentals and leasing and group events.

Optional Furniture and Furnishing and Upgrade Finishes Packages

Two optional upgrade packages are available for purchase in each vacation home.

These optional upgrade packages include upgrades in flooring, countertops, appliances and plumbing and electrical fixtures.

Fall River Village offers an optional furnishings and fixtures package (FF&E) for each vacation home. From bedding and linens to dining service for six, the FF&E packages include among other things: living room, hifi stereo entertainment center with 32” LCD flat panel screen/5 changer DVD/CD, 20” LCD flat panel wall mount TV in each bedroom, framed fine art photography, cooking utensils, window, decorative shower rod and curtains, and most everything a purchaser needs to walk into their home and start living the life of vacation home ownership.

FF&E packages must be purchased if the purchaser desires to participate in the RCI exchange programs or the leasing and rental programs.

All optional upgrade packages with color selections must be ordered at the time of contract with 100% non-refundable deposits. FF&E packages may be purchased at contract or after closing (assuming time and availability) with a 100% non-refundable deposit.

  • Earnest money deposits are $5,000 and are fully refundable until the final closing sequence is commenced (approximately 45 to 60 days prior to closing).
  • HOA monthly assessments are estimated to be approximately $250 per month. This monthly assessment includes high speed internet, cable programming, facility maintenance, trash pick-up, maintenance reserves, year round pool, and 24/7 onsite management among other things. A four month reserve fee is required at closing.
  • Leasing, rental and exchange program costs are commensurate with typical and customary fees for services including check-in/check-out, cleaning, laundry, inventory verification, replacement and repair, accounting and reporting, etc. All leasing, rental and exchange service fees are subject to change without notice.
  • Special Home, Building, Lot Sale Opportunities and Sales and Builder Commission Incentives
Whole unit and complete building 1031 trades and exchanges may be considered.

Each building may be purchased with all accumulative rights, privileges and obligations.

Each eight unit building can be configured as a separate Colorado limited liability Corporation for purchase and financing needs.

Ninety-nine year ground leases may be considered in a whole building purchase.

Fall River Village is approved for homeowner re-sale of fractional increments of their home.

Fractional sales shall not be in increments smaller than one eighth share (1/8) or weeks per each share.

Fractional re-sales by anyone other than the developer or his heirs or assigns shall not occur earlier than three (3) years and one day following the closing of their respective condominium unit without the developer's prior written. This provision for delay of fractional re-sale is so that homeowners will not compete with the developer's new sale program until after the developer has completed all new sale transactions or the re-sale restriction has expired or is waived in writing.

Fall River Village vacation home sales are based on individual homes or their fractional increments. Purchasers desiring more bedrooms or larger square footages may join two or more homes together buy purchasing a "lock out" optional passage door between homes. However, each home must be purchased separately and can only be joined through optional passage door installation in approved locations.

Lock outs are only available side to side and not from first floor to second floor.

There are no restrictions on the number of unit purchases that may be made by a single purchaser (subject to financing).

RCI Affiliation with Fall River Village

RCI participation is voluntary.

Enrollment and an annual membership fee is required to be paid in order to participate in RCI programs. Exchange fees and management services fees will be charged for exchanges and program administration and are the responsibility of the home owner. The developer pays the first year membership for RCI. Homeowner pays subsequent annual membership fees.

A minimum of six weeks to a maximum thirty-seven weeks of exchange value may be contributed into the RCI exchange programs available to Fall River Village home owners. The annual membership remains the same for six weeks or for thirty-seven weeks or any incremental part greater than six weeks up to thirty-seven weeks.

RCI membership is not a condition of sale. A Fall River Village representative will meet with each vacation home purchaser within 60 days of the home closing to explain the opportunities of vacation home ownership at Fall River Village through its affiliation with RCI.
